Home Builder Marketing in Austin
Local governments across the Austin metro approved permits for 27,322 new homes and apartments in 2025, the seventh-highest total among U.S. metros in the Census Bureau's annual count. We help custom and production home builders market communities and floor plans with websites, search and social advertising, and CRM follow-up that keeps each buyer moving from first visit to closing day.
The Austin-area building market
Growth in Williamson and Hays
Between mid-2024 and mid-2025, Williamson County's population rose by 23,814, the ninth-largest numeric gain of any U.S. county, to 752,827; Hays County hit 304,390, up 26.3 percent from 2020. For builders, that growth means a steady stream of households researching communities, schools and commutes online before they ever visit a model.
Austin's HOME rules open infill lots
The City of Austin's HOME amendments allow up to three housing units on SF-1, SF-2 and SF-3 lots and created a small-lot single-family use for parcels from 1,800 square feet up to the old 5,750-square-foot minimum. A 2023 Housing Department analysis cited by the City found that land can account for up to 52 percent of development costs on a typical single-family home. Infill builders can now market smaller homes that need less land inside the city.
Ownership looks different by place
The median owner-occupied home in Austin was valued at $555,300 in the ACS 2020 to 2024 estimates, and owners occupy only 43.4 percent of the city's homes, compared with 64.1 percent in Hays County. Messages for first-time buyers in the suburbs and for move-up or infill buyers in the city should not be the same.
What slows Austin home sales
Too many similar communities
Buyers see dozens of options. Community pages with schools, drive times, amenities and real photos give them reasons to pick yours.
Slow replies to inquiries
A buyer who asked for a brochure at night may tour a competitor's model the next morning. Instant replies and sales team alerts keep you first.
Inventory that changes weekly
Quick move-in homes and price changes go stale on a website fast. Inventory feeds and simple editing tools keep every plan and lot accurate.

Questions and answers
By being specific: clear price ranges, school and commute facts, honest photos and fast answers. Builders who reply within minutes and keep inventory current give buyers fewer reasons to look elsewhere.
For infill builders, yes. Up to three units are allowed on SF-1, SF-2 and SF-3 lots, and small-lot single-family homes can go on parcels as small as 1,800 square feet. That creates room to market smaller, closer-in homes.
Texas has no state general contractor license, and the City of Austin says anyone can act as a general contractor. Inside the city, a builder acting as general contractor must still be registered with the City before it can be assigned a permit, and the 2024 energy code has applied since July 10, 2025.
