Home Builder Marketing in Columbus
Central Ohio needs more houses than it has been building. For builders working in Franklin, Delaware, Licking and Union counties, we help move lots and spec homes with community sites, paid search and social campaigns aimed at local and relocating buyers, and CRM follow-up that carries prospects from a model home visit to a signed contract.
Housing demand in Central Ohio
A projected shortfall
MORPC projected in 2023 that its 15-county Central Ohio region will top three million residents by 2050, adding about 272,000 households. A Building Industry Association of Central Ohio report it cited said housing permitting would need to roughly double from recent trends to meet a need for more than 100,000 new units in a decade.
Where permits are being pulled
Census QuickFacts credit Franklin County with 10,494 permitted new housing units for 2025 and Delaware County with 2,016, together about 37 percent of Ohio's 33,640. Delaware County's population grew 13 percent between 2020 and 2025, and nearly four in five of its homes are owner-occupied.
Who builds here
County Business Patterns for 2023 counted 29 for-sale home builders in Franklin County with 902 employees and 19 in Delaware County, plus 44 Franklin County contract builders of single-family homes. Inside Columbus, new construction requires a city general contractor registration, separate from the home improvement license remodelers carry.
Builder sales challenges
Long, research-heavy decisions
Buyers compare communities, floor plans and school districts for months. Detailed community pages and virtual tours keep you in the running the whole time.
Buyers shopping from afar
Some buyers are relocating for work and cannot tour every weekend. Video walkthroughs and quick answers help them build a shortlist from a distance.
Prospects who go quiet
Plenty of people tour a model and then disappear for weeks. Automated but personal follow-up brings them back when their lease or timeline finally lines up.

Questions and answers
Start an interest list early. We build a community page with the site plan and release timeline, run ads to buyers in nearby areas, and send updates as lots are released, so you open with a list of prospects ready to tour.
Inside Columbus, new construction requires a city general contractor registration with a bond and liability insurance, separate from the home improvement license used for remodeling. Your marketing should name the right credential for each community you build in.
It depends on your product. Renters in the city, where only about 44 percent of homes are owner-occupied, form a big pool of first-time buyers, while Delaware County's move-up buyers want space and schools. We build separate campaigns for each.
