Home Builder Marketing in Manchester
New Hampshire is short of homes, and Manchester is building: 364 units won permits in the city during 2024, trailing only Dover and Londonderry statewide. Commerce Media Group helps custom and production home builders across Hillsborough County and nearby towns market each community and floor plan, reach likely buyers with search and social ads, and follow every lead through a decision that can take months.
Building homes here
A statewide shortfall
New Hampshire permitted 5,822 housing units in 2024, its highest annual total since 2006, according to the state's January 2026 housing supply report. Even so, the state added about 25,688 units since 2020, 78.5 percent of what its 2023 housing needs assessment called for by 2025, and the Southern New Hampshire Planning Commission region produced 4,405 units against 7,212 needed.
Where permits are going
Manchester's 364 permitted units in 2024 included 345 in multi-unit buildings. Londonderry permitted 372, Nashua 159, Derry 155 and Concord 147. Hillsborough County issued 306 single-family permits, second to Rockingham, and led every county in multi-unit units at 1,032. Statewide, the number of single-family permits has dropped every year since 2020.
New homes are scarce in the city
Just 6,027 of Manchester's 52,108 housing units went up in 2000 or later, according to 2020 to 2024 Census estimates. The county had 74 single-family builders and 29 for-sale builders on payrolls in 2023, and 61 of those single-family builders had fewer than five employees. And since July 1, 2026, new homes follow the 2024 International Residential Code, with a grace period through year end.
Builder marketing challenges
Long, quiet buying cycles
Buyers tour a model, go silent for weeks, then come back. Without steady, useful follow-up, many leads go cold before they ever sign.
Every community is different
A townhouse project in Manchester and a single-family neighborhood in Londonderry attract different buyers, and one campaign cannot speak to both.
Explaining what is new
Code changes, energy features and construction timelines confuse many buyers. Clear explanations on your site turn those questions into confidence before the first visit.

Questions and answers
The state's numbers point that way. New Hampshire's January 2026 housing supply report says the state needs 88,364 units in total by 2040 and that the Southern New Hampshire planning region produced only slightly more than half of the units it needed from 2020 to 2024.
Yes. Multi-unit buyers often weigh location, commute and monthly cost, while single-family buyers focus on lot, schools and space. Giving each product line its own pages, ads and follow-up speaks to those priorities directly.
With a CRM that records every visit and question, then sends useful updates on construction progress, new releases and available homes. Your sales team sees who is warming up and calls at the right moment.
