Home Builder Marketing in Des Moines
Greater Des Moines is building outward. Polk and Dallas counties issued 5,605 building permits between them in 2025, Waukee's population rose 45.7 percent from 2020 to 2025, and Ankeny's 14.3 percent. We help home builders market communities and floor plans, reach buyers relocating or moving up, and follow every lead from the first website visit to the model home and the contract.
Where Central Iowa is building, and who buys
Permits follow the suburbs
Census building permit data show 4,730 permits in Polk County and 875 in Dallas County for 2025. Inside Des Moines itself, only 922 housing units in the 2020 to 2024 survey had been built since 2020, which points to the suburbs for most new building, in communities such as Waukee, Ankeny and Johnston.
Buyers with young families
Waukee grew from 23,941 residents in 2020 to 34,890 in 2025, and about 27 percent of its residents are under 18. Median owner-occupied values in the 2020 to 2024 survey ran $350,500 in Waukee and $331,000 in Ankeny, compared with $194,700 in Des Moines. Builders here sell space, layout and location to growing households.
Builders large and small
In 2023 Polk County counted 34 builders of new homes for sale and 60 firms building single-family houses on contract for owners. Most are lean operations: 21 of the 34 for-sale builders employed fewer than five people. Every builder doing at least $2,000 of construction work a year must hold an Iowa contractor registration. Metro construction employment hit 27,300 at its summer 2026 peak, per BLS.
Selling new homes in Central Iowa
A page per community
Each subdivision gets its own page with lot maps, floor plans, school district, commute times and HOA details, so buyers searching by suburb find you.
Relocation buyers
Buyers moving for jobs at the region's insurers, banks and manufacturers may shop from out of state first, so virtual tours, video walkthroughs and fast replies matter.
Long decisions, many touches
A home purchase takes months. Nurture emails, model home reminders and sales team follow-up keep your community top of mind until the buyer is ready.

Questions and answers
Of the suburbs we checked, Census estimates through July 2025 show Waukee 45.7 percent larger than in April 2020 and Ankeny 14.3 percent larger, with West Des Moines up 8.0 percent and Dallas County as a whole up 18.8 percent. Des Moines itself dipped 0.9 percent. Those figures point builder marketing toward the western and northern edges of the metro.
For general construction, the state requirement DIAL describes is registration rather than a builder license: builders whose construction revenue tops $2,000 a year must register, and plumbing and mechanical work requires licensed contractors. Cities and counties handle permits and local requirements for each project, so we keep registration details accurate on your site.
By appointments and contracts, not clicks. We track each lead from ad or search through interest list, model home tour and signed agreement, so you can see which communities, channels and messages produce buyers and adjust budgets by community.
